Terms of Service

Please read these terms carefully. By using the Hills Properties platform, you agree to these Terms of Service. These terms apply to all real estate activity on the Hills Properties platform in Rwanda.
SECTION 01
Acceptance of Terms
By accessing or using hillsprops.com ("the Platform"), you agree to be bound by these Terms of Service and all applicable laws and regulations. These terms apply to all users of the platform, including buyers, sellers, realtors, and visitors operating in Rwanda. If you do not agree with any part of these terms, you may not access the platform.
SECTION 02
User Accounts
To access certain features of the platform, you must create an account. You agree to provide accurate, current, and complete information and to keep your account credentials secure.
Eligibility
You must be at least 18 years old and legally capable of entering into binding contracts in your jurisdiction.
Account Security
You are responsible for all activity that occurs under your account. Notify us immediately of any unauthorized use.
One Account
Each person may maintain only one account. Duplicate accounts may be removed at our discretion.
Accurate Info
You must provide truthful information. Impersonating another person or entity is strictly prohibited.
SECTION 03
Property Listings
Hills Properties operates a vetted marketplace. All listings must meet our standards before going live. By submitting a listing, you agree to the following:
Accuracy
All listing details — price, location, size, and ownership — must be truthful and up to date.
Ownership
You must have the legal right to list the property. Fraudulent listings will result in immediate removal and possible legal action.
Documentation
You may be required to submit proof of ownership, land titles, or other legal documents for verification.
Removal Rights
Hills Properties reserves the right to remove any listing that violates our policies or standards without prior notice.
SECTION 04
Vetting & Verification
Our vetting process is central to the trust and quality of our marketplace. By submitting documentation, you grant Hills Properties the right to review and verify your materials. Verification does not constitute an endorsement or guarantee of any property. Hills Properties is not liable for any disputes arising from misrepresented listings. Vetting timelines may vary — typically 2–5 business days.
SECTION 05
Fees & Payments
Hills Properties may charge service fees for certain features, including premium listings, realtor subscriptions, or transaction facilitation. All applicable fees will be disclosed prior to purchase.
Currency
Fees are displayed in Rwandan Francs (RWF). Indicative currency conversions shown on listings are for reference only.
Refunds
Fees are generally non-refundable unless explicitly stated. Contact support within 48 hours of a charge to dispute it.
Taxes
You are responsible for any applicable taxes arising from transactions facilitated through the platform in your jurisdiction.
Third Parties
Hills Properties is not responsible for payment disputes between buyers and sellers conducted outside the platform.
SECTION 06
Prohibited Conduct
To protect all users, the following activities are strictly prohibited on the platform:

Posting false, misleading, or fraudulent property listings

Harassing, threatening, or discriminating against other users

Attempting to circumvent our vetting or verification systems
04
Scraping, crawling, or data-mining the platform without written permission
05
Using the platform for money laundering or any illegal financial activity
06
Impersonating Hills Properties staff, realtors, or other users
07
Uploading malicious software, viruses, or harmful code
SECTION 07
Disclaimers & Liability
The platform is provided on an "as-is" and "as-available" basis. Hills Properties makes no warranties, expressed or implied, regarding the accuracy, completeness, or reliability of any listing or content on the platform. To the fullest extent permitted by applicable law in Rwanda, Hills Properties shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of — or inability to use — the platform, including lost profits, data loss, or property transaction disputes.
SECTION 08
Governing Law & Jurisdiction
These Terms shall be governed by the laws applicable to the relevant market:
Governing Law
All transactions and listings are governed by the laws of the Republic of Rwanda, including the Law on Land Use and Management.
Jurisdiction
Any legal proceedings arising from use of the platform shall be subject to the jurisdiction of the courts of Rwanda.
Disputes
Any disputes shall first be attempted to be resolved through good-faith negotiation before pursuing formal legal proceedings.
Severability
If any provision of these Terms is found unenforceable, the remaining provisions shall continue in full force.
SECTION 09
Changes to Terms
Hills Properties reserves the right to update or modify these Terms of Service at any time. When we make material changes, we will update the "Last Updated" date at the top of this page and, where appropriate, notify registered users via email. Your continued use of the platform after changes are posted constitutes your acceptance of the revised terms. We encourage you to review these Terms periodically.
